Covid-19 Information

NH State guidelines now allow domestic travelers from all states to travel to NH, although people are recommended to still follow CDC travel guidelines.

A signed wavier is required at check-in ONLY for guests who have traveled internationally and/or by cruise ship. They must have quarantined for 10 days prior to arrival in New Hampshire. Please view the more detailed travel guidance.


We are able to accommodate contact-less check-in, if desired.

Reservation Policies

Reservations & Rates

Reservations can be made directly online or by calling the inn.

All major credit cards are accepted and a valid credit card is required to secure a reservation.

Full payment is required at the time of booking.

All rates are subject to change without notice and are based on double occupancy (2 Adults).

There is a $20 charge for each additional adult per night.


Check In/Out

In person check in is between 4:00pm – 6:00pm.

Self check-in with instructions after 6pm.

Please contact us directly ahead of time to see if we can accommodate an earlier arrival.

Check out is by 11am.

Late checkout requests must be prearranged, if possible.

Minimum Stays

We have a two night minimum stay for all our suites, rooms, cottages & farmhouse. Especially during weekends, holidays and fall foliage season.



Due to the size of our inn, last minute cancellations greatly affect us. If you need to cancel your reservation with us, please refer to the following policies:

If your cancellation occurs more than 14 days prior to your arrival, we will refund your full reservation, minus a $25 processing fee.

If your cancellation occurs less than 14 days prior to your arrival, we will refund 50% of your reservation.


Early departures, no-shows and cancellations on the day of arrival, will receive no refunds.



We do not take deposits for individual rooms and require full payment at the time of booking your reservation(s). Please contact us directly for large groups or when booking the whole property.


Taxes, Gratuities & Credit Cards

All rates are subject to a 8.5% New Hampshire Room and Meals Tax. Gratuities for housekeeping and breakfast are left to guests’ discretion.


A full farm-fresh breakfast is included for Maple Suite, Garden Suite, Rose Room and Mustard Room guests. We begin serving breakfast at 8:30am and conclude by 10:00am.


DIY Breakfast Groceries

Do-It-Yourself breakfast groceries are provided to Bellows Cottage, Kilburn Cottage and Sunnyside Farmhouse guests including: milk, orange juice, bread, butter, eggs and a homemade baked good at the beginning of your stay.


Smoking & Vaping

We are a non-smoking facility. No smoking is allowed inside or near any buildings or barns.

E-cigarettes are also prohibited.



Children of all ages are welcome. Due to the style of our historic, antique inn, we recommend children ages 8 and up for our inn rooms (Maple, Garden, Rose and Mustard).


We recommend our cottages and farmhouse for families with young children. Our large backyard is equipped with a sandbox, swing set with climbing gym and yard games. We have travel cribs & booster seats available.


No Pet Friendly Accommodations

We do not have any pet friendly rooms on the property. For guests with licensed service animals, please contact us before making a reservation.

For guests traveling with a pet, here are a few nearby options:

Monadnock Humane Society for comfortable, clean and affordable pet boarding and daycare. 603-352-9011 ext. 105

Doggy Day Camp and Boarding at the Fast Friends Greyhound Adoption Center, providing excellent care and services for your pet. Reservations are required.


Mukota Kennel provides boarding for both cats and dogs. Reservations are required.




Please make us aware of any dietary restrictions or preferences BEFORE your stay.



At this time we will only service inn rooms when a guest places a “Please Service My Room” sign on their door.


For cottages and farmhouse guests we do not provide housekeeping during your stay. There are cleaning products provided in the closet. Please do let us know if you need fresh towels, linens, toilet paper or other additional items restocked.
