Reservation Policies
Reservations can be made online or by calling the Inn at (603) 756-2855. All rates are based on double occupancy & subject to 8.5% NH Rooms & Meals Tax.
When you book directly with us, rates are fully refundable up to 12:00 PM EST, 72 hours prior to your stay. After that rates are not refundable for any reason. The Inn is not responsible for any inclement weather or personal emergencies of any kind. Changes to your reservation can be made free of charge anytime, subject to a change in rate if applicable.
Please be advised there is no front desk or in person check in. For Inn Rooms & Suites please arrive between 3:00pm–9:00pm. If you need to check-in before that it must be pre-arranged by contacting us, and if possible may be subject to a fee. Look for the Inn's green front door directly across from the parking area. Specific instructions and information relating to your room will be sent via email or text a few days before your stay.
For Kilburn, Bellows, Sunnyside & The Farmhouse check-in is 3:00pm–9:00pm. Use the key located in the lockbox outside the entrance, codes are supplied via email before your stay. For Kilburn & Bellows, please park in front of your cottage in the driveway (not on the grass please) For Sunnyside & The Farmhouse please park in front of the 2 car garage, or anywhere near that. (not on the grass please)
Check-out time is by 11:00am. Late checkout requests must be prearranged, if possible, and may be subject to a fee.
Office hours are every day 9:00am-5:00pm. We have a small staff so often need to step away. The best way to reach us is by calling our office number (603) 756-2855, or the mobile numbers provided upon check-in.
A full farm-to-table breakfast is included for all Inn Rooms & Suites. Breakfast is served 8:30-10:00am. Freshly brewed locally roasted coffee is available at 7:00am. We have many different seating areas around the Inn, both inside and outside where you can enjoy breakfast. Please let us know the day before if you do not plan to join us for breakfast as they are all made fresh to order.
Kilburn, Bellows, Sunnyside & The Farmhouse receive complimentary locally roasted coffee and fresh homemade baked goods placed directly in your kitchen at the beginning of your stay, but not the full Inn breakfast. The full breakfast may be available as an add-on for $20 per person per day for adults and $10 per person per day for children under 8. Must be pre-arranged, so contact us if interested.
We are a non-smoking facility. No smoking or vaping is allowed inside or near any buildings or barns. If you smoke or vape in any of our units, a $100 cleaning fee will be charged.
We welcome children of all ages. Due to the style of our historic antique Inn, we recommend children 8 and up for our Inn rooms & suites. The Cottages, Sunnyside & Farmhouse are great for families with young children. Our large backyard is equipped with a sandbox, swing set with climbing gym and yard games. Travel cribs & booster seats are also available.
We do offer a limited amount of pet-friendly accommodations. You must call the office at (603) 756-2855 to pre-arrange. A non-refundable cleaning fee of $40/night/Pet applies.
We will only service your room when you place a “Please Service My Room” sign on the door. Additional towels are always available. For Cottages, Sunnyside & The Farmhouse there is no housekeeping, but cleaning products are provided. Depending on the length of your stay, please let us know if you need fresh towels, linens, toilet paper or other items restocked.
Quiet hours are from 9:00pm-8:00am. Please be respectful of those around you, as sounds can carry in these old rooms and buildings.
At times we like to take photographs of our guests enjoying our property. By approving these policies, you are giving your consent to have your photo shared on our website, email communication and social media for marketing purposes.

We only collect information that you voluntarily give us via email or other forms of direct contact from you. We will use your information to communicate with you about your stay. We will not sell or rent this information to anyone ever. We will not share your information with any third party outside of our organization, other than as necessary to fulfill your request. Unless you ask us not to, we may contact you via email in the future to tell you about specials, new services or changes to this privacy policy.
Your Access to and Control Over Information:
You may opt out of any future contacts from us at any time. Contact us via the email address or phone number on our website, or opt-out of emails via the link in the email.

We also take precautions to protect your information. When you submit sensitive information via the website, your information is protected both online and offline. Wherever we collect sensitive information, such as credit card data, that information is collected with industry standard encryption.
Encryption is used to protect sensitive online information, and we also protect your information offline. No offline information is ever used by anyone other than the employees of the Inn at Valley Farms and is used only to do specific tasks related to your stay. All information is stored in a secure environment and treated carefully.
