All rates subject to change without notice and are based on double occupancy (2 adults).
There is a $20 charge for each additional adult per night.
Check in for Inn Rooms & Suites
For our Inn Rooms: Maple Suite, Garden Suite, Rose Room & Mustard Room there is in-person check-in between 4:00pm – 6:00pm. After 6pm we provide instructions for self check-in on our front desk. Please look for the Inn's green front door and welcome sign.
Check in for Cottages & Farmhouse
Bellows Cottage, Kilburn Cottage & Sunnyside Farmhouse are self check-in after 4pm with key lockboxes.
Instructions and codes for lockboxes will be provided in your pre check-in email.
Checkout is by 11am.
Late checkout requests must be prearranged, if possible.
Business Hours/Front Desk
We are available during the business hours of 9:00am to 6:00pm. The best way to reach us during your stay is by calling our office number 603-756-2855. Our cell phone numbers are provided in your room or cottage.
There is a two night minimum stay for all our suites, rooms & cottages on weekends, holidays and during fall foliage.
A 50% deposit is required at the time of booking your reservation(s). The remaining balance is due at check in.

Due to the size of our Inn, last minute cancellations greatly affect us. Travelers insurance is recommended to cover your trip in case of any unexpected emergencies.
If for any reason you need to cancel your reservation, we require 14 days notice prior to your arrival. For cancellations made with the required notice we will refund your deposit less a $25 per room cancellation fee.
Early departures, no-shows and cancellations of less than 14 days receive no refund.
Taxes, Gratuities & Credit Cards
All rates are subject to a 8.5% New Hampshire Room and Meals Tax. Gratuities for housekeeping and breakfast are left to guests’ discretion.
A full farm-fresh locally sourced breakfast including meats and eggs from our farm is included for the Maple Suite, Garden Suite, Rose Room and Mustard Room guests. Dining can take place inside in our sunroom, or piano room, or in good weather enjoy breakfast on our outdoor patio with surrounding gardens.
Breakfast begins at 8:30am and concludes by 10:00am. Before 8:30, there is a Nespresso coffee maker for your enjoyment.
Bellows Cottage, Kilburn Cottage and Sunnyside Farmhouse, because they are equipped with kitchens do not receive breakfast. Complimentary locally roasted coffee and a fresh, homemade baked good are provided at the beginning of your stay.
Smoking & Vaping
We are a non-smoking facility. No smoking is allowed inside or near any buildings or barns.
E-cigarettes are also prohibited.
Children of all ages are welcome. Due to the style of our historic, antique inn, we welcome children ages 8 and up for our Inn rooms (Maple, Garden, Rose and Mustard)
We recommend our cottages for families with young children. Our large backyard is equipped with a sandbox, swing set with climbing gym and yard games. We have travel cribs & booster seats available.
We do not have any pet friendly rooms on the property. For guests with licensed service animals, please contact us before making a reservation.
For guests traveling with a pet, here are a few nearby options:
Monadnock Humane Society for comfortable, clean and affordable pet boarding and daycare. 603-352-9011 ext. 105
Doggy Day Camp and Boarding at the Fast Friends Greyhound Adoption Center, providing excellent care and services for your pet. Reservations are required.
Mukota Kennel provides boarding for both cats and dogs. Reservations are required.
Please make us aware of any dietary restrictions or preferences before your stay.
At this time we will only service Inn rooms when a guest places a “Please Service My Room” sign on their door.
For cottages and farmhouse guests we do not provide housekeeping during your stay. There are cleaning products provided in the closet. Please do let us know if you need fresh towels, linens, toilet paper or other additional items restocked.

We also take precautions to protect your information. When you submit sensitive information via the website, your information is protected both online and offline. Wherever we collect sensitive information, such as credit card data, that information is collected with industry standard encryption.
Encryption is used to protect sensitive online information, and we also protect your information offline. No offline information is ever used by anyone other than the employees of the Inn at Valley Farms and is used only to do specific tasks related to your stay. All information is stored in a secure environment and treated carefully.
