Reservations & Rates
Reservations can be made directly online or by calling the Inn at (603) 756-2855. All rates subject to change without notice and are based on double occupancy.
Deposits
A 50% deposit is required at the time of booking. The remaining balance will be charged before check in.

Taxes & Gratuities
All rates are subject to 8.5% New Hampshire Rooms and Meals Tax. Gratuities for housekeeping and breakfast are left to your discretion and are much appreciated by our staff.

Check-in
For all Inn room & Suites there is in-person check-in between 4:00pm-5:00pm. After 5:00pm we provide easy instructions for self check-in on the Inn front door. Please look for the Inn's green front door and welcome sign.

For all Cottages & The Farmhouse there is in-person check-in between 4:00pm-5:00pm. After 5:00pm, you can enter your cottage directly with the code provided to you. We will contact you directly with the lockbox code.

Check-out
Check-out is by 11:00am. Late checkout requests must be prearranged, if possible, and may be subject to an additional fee..
Business Hours/Front Desk
We are available every day between the hours of 9:00am to 5:00pm. The best way to reach us during your stay is by calling our office number 603-756-2855, or our mobile numbers provided in your room or cottage.
Cancellations
Due to the small size of our family run Inn, last minute cancellations greatly affect us. We have 2 rate types. Fully-refundable and a standard rate. Fully-refundable rates are refundable up to 24 hours before your check-in day. Standard rates are refundable only if cancelled 30 days prior to your reservation. Cancellations of less than 30 days, early departures and no-shows receive no refund, and the full amount of your reservation will be charged. The Inn at Valley Farms is not responsible for inclement weather conditions or personal emergencies of any kind. Thank you for your understanding.
Breakfast
A full farm-to-table breakfast is included for the Maple Suite, Garden Suite, Rose Room and Mustard Room guests. Breakfast is available in our dining room and served from 8:30am-10:00am. Coffee is available starting at 7:00am.

Bellows Cottage, Kilburn Cottage and Sunnyside Farmhouse receive complimentary locally roasted coffee and fresh homemade baked goods placed directly in your kitchen at the beginning of your stay. A full breakfast at the Inn dining room can be purchased as an add-on to your stay as well. Contact the Innkeeper for adding breakfast to your stay.

Allergies
Please make us aware of any dietary restrictions or preferences before your stay.
Smoking & Vaping
We are a non-smoking facility. No smoking or vaping is allowed inside or near any buildings or barns.
Children
We welcome children of all ages. Due to the style of our historic, antique inn, we welcome children ages 8 and up for our Inn rooms & suites. We recommend our cottages for families with young children. Our large backyard is equipped with a sandbox, swing set with climbing gym and yard games. Travel cribs & booster seats are also available.

Housekeeping
Inn Rooms & Suites: At this time we will only service when you place a “Please Service My Room” sign on the door. Additional towels are always available. Cottages & Farmhouse: No housekeeping is provided during your stay. Cleaning products are provided. Depending on the length of your stay, please let us know if you need fresh towels, linens, toilet paper or other items restocked.

At times we like to take photographs of our guests enjoying our property. By approving these policies, you are giving your consent to have your photo shared on our website, email communication and social media for marketing purposes.
